Egypt certainly has investment potential that is worth a second look

It must be one of the only places in the world that has managed to create a vibrant and modern way of life, with as much promise and excitement for the future, as is already attributed to the country's fascinating past. The country combines a 3,000 year legacy of the Pharaohs with the Mediterranean sun, sea and sand to create an entirely unique business prospect.

Furthermore, it is an ideal time to enjoy what Egypt has to offer. Firstly, while other Mediterranean countries have suffered from a surge in development from foreign investors, Egypt remains beautifully untouched. The coastal area to the north of the country is able to boast some of the most attractive beaches that the Med has to offer. In addition, the richness of Egypt's culture and kindness of its people combine to establish this country's beauty; the food, the music, the nightlife, and of course the site seeing.

Business
Egypt has established itself as the pioneer for technological development in the Arab world. The country has evolved incredibly quickly. Its political, cultural and economic values have strengthened to create a secure and lucrative market.

A comprehensive transport network totalling a massive 21,000 miles is in place using road, rail and canal ' its most famous attribute being the Suez Canal. Comprising of 1,000 miles of subsidiaries linking the Nile and the sea. A breakthrough in design when it was conceived, the canal remains a vital and iconic back-bone to Egypt's infrastructure.

Investment
The leading leisure provider in the Middle East, Travco International Holding, announces the inauguration of its latest subsidiary company, Travco Properties, Travco's first property development and real estate company in the region. Amongst the many leisure providers in the Middle East, Travco is considered the leading company.

The scale of the company's operations is such a rarity in Egypt's tourism sector, that the Financial Times recently noted 'three out of every five tourists coming to Egypt use Travco's facilities and services during their stay'. As a result, Travco has been the receiver of the annual award presented by the Ministry of Tourism for being the number one travel company in Egypt for the last ten years.

Travco Properties has stepped up efforts to build its projects' infrastructure with construction fully underway for the first phases of both Madinat Makadi in Hurghada to be delivered beginning 2007 and Almaza Bay to follow in December of 2007.

Almaza Bay Resort
Almaza Bay Resort is the company's disembarking development project on the North Coast. With the completion of the five planned hotels and resorts of the massive five million m2 Almaza Bay Resort, the total capacity of the bay will reach 2,300 guestrooms and 3,400 residential units of different designs and sizes, overlooking the sea, lagoons, the bays, and the golf course. All units are designed by the international acclaimed Krause Bohne International Architects and Planners.

Being located along the shores of the Mediterranean, Almaza Bay Resort's architecture was ultimately inspired by the Mediterranean style, which is always an elegant option perfect for any climate. Whether it is a multi-storey house or an apartment, the modern yet homely designs will catch anyone's attention. Known for the warmth they portray and the cosy feeling one gets upon entering these beautifully designed houses, Almaza Bay Resort fits perfectly in the magical picture.

Almaza Bay Resort promises to provide its guests with endless recreational options with a vast international marina, an aquapark, a tennis academy, a shopping mall, a world-class spa and a wellness centre, horse riding tracks, a movie theatre and a conference centre for business travellers. Planned ahead also is Almaza's 18-hole resort golf course with a 9-hole standard course and 6-hole short golf course for exercise, a golf academy, and a pitch and putt.

The East Bay, Almaza Bay Resort's first phase, featuring luxurious residential units and overlooking the eastern bay of the resort, will be handed over starting December 2007.

Madinat Makadi
The second project underway covers a 3.5 million m2 at Madinat Makadi Village, which is a fully developed tourist village featuring eight hotels in the four and five star categories. In addition, there is a luxurious residential area spread over 1.2 million m2. Madinat Makadi, 30km south of Hurghada on the shores of the Red Sea, will feature 2,000 residential units to be handed over starting in March 2007.

Enlivened by the beauty and culture behind the Moorish style architecture, Madinat Makadi happens to be the most inviting destination in the Red Sea. This authentic yet modern type of architecture was an inspiration for building vaults and domes; on the other hand, within the resort it conveys original features which are compatible with man's requirements. The identity and authenticity of the resort as well as Arabian hospitality are genuinely revealed through this architectural style, thus giving the buildings a retro feeling. Famous for its breezy and spacious interiors, and lush greenery in the surroundings, Madinat Makadi chose the most suitable designs to match its exclusivity, and reflect the warmth of its climate onto its buildings.

Building on the Travco tradition of providing complete service, Madinat Makadi has been furnished with all leisure, recreation, entertainment and sports amenities, which are fully operational today. Madinat Makadi includes eight hotels, a full range of sporting facilities and the beautifully designed 'souk' (village downtown), featuring over 120 outlets to meet all daily shopping requirements. There is a wide variety of restaurants, a beauty parlour, a pharmacy, a travel agency and a bank. Not to mention the world class spa available at the five-star Jaz Makadi Star Resort.

The company plans to offer four different types of apartments and town houses in future phases of the project. Moreover, Travco Properties is constructing the Makadi Golf Course; the picturesque championship 18-hole designed Makadi Golf Course designed by Sanford Golf Design (SGD). The plan includes a comprehensive golf academy featuring a 20-acre practice range, nine-hole pitch-and-putt, and three practice holes.

Travco continues to widen its guest portfolio, providing opportunities to explore exotic locations while staying in luxurious comfort, with its latest addition of state-of-the-art residential villas and units in Egypt's prime leisure destination.

Property

Travco invested its 27 years of experience in the tourism and hospitality industry in developing the new properties in Egypt's prime destinations. The aim is to provide guests with the utmost in leisure, recreation, entertainment and sports-facilities in addition to the variety of quality real-estate options. The properties themselves will all maintain the highest standards, and will enjoy the best views of the bay, the sea, golf courses, the marina, the lagoons and outstanding landscapes at both the Almaza Bay Resort, and Madinat Makadi village.

The Almaza Bay Resort is set in a spectacular location on the Mediterranean's most picturesque seafront with long stretches of beach. Madinat Makadi is also famous for its beautiful beach, with a spectacular house reef. The village offers tasteful opulence and styled elegance, providing the ideal setting for pure relaxation. It also caters for active travelers, offering superb dining, diving, sport and leisure activities. Moreover, Souk Makadi (Makadi Centre), at a walking distance from all hotels, offers a variety of additional restaurants, cafes, and a multitude of shops.
