Buying a property overseas usually involves two basic scenarios, new-build or off-plan property purchases. In both cases, personalisation of the properties to suit a person’s lifestyle is overlooked. In the instances where the developer decides the
site location, architectural design and technical specifications, and even when these satisfy the client’s basic criteria, the potential to reduce operational costs for the new property can not be fully explored. Contemporary energy solutions and efficient building design are closely connected to the owner’s individual needs, lifestyle and annual use of the property. Aside from the practicalities of design and development, the legal matters associated with purchasing a property abroad can often be confusing, especially when issues such as land development, policy and local planning legislation are complex and differ from the British systems. Permissible uses of land especially outside urban regions, and land classifications represent challenges which may relate to the property title deeds or before development takes place. Land development policy and urban planning legislation are often contradictory which along side legal exceptions and different market values, represent possible problems for any property exchange. Mediterranean real-estate markets demonstrate that the majority of these irregularities lie in urban planning legislation and building codes.
