Foreign investors are able to acquire an investment property or obtain a mortgage at the local banks without restrictions. The local system taxes the capital gain on property only if there is less than five years of ownership. If the real estate is acquired for personal use, the capital gain is not taxable after two years of ownership. If renting, the current tax system allows for a deduction of either 100 percent of the actual costs or a flat amount of 40 percent of the rental income without expense declaring. There is also a certain tax free rental income allowance that changes every year. Easy access to mortgages and low interest rates help boost the construction industry in all regions of Slovakia.
