Mallorca Luxury project management service
1. Assist with the selection of a suitable architect for the type of property involved and act as a liaison between the architect and yourself to ensure that your ideas are correctly translated.
2. In liaison with the architect prepare a full bill of qualities and specifications in order to obtain an accurate estimate on your behalf.
3. Obtain two or three estimates from professional contractors and subcontractors.
4. Check estimates and report to you as to the suitability of the contractors and help you choose the most favourable to you.
5. Assist you and your lawyer to prepare a suitable contract for construction between yourself and the builder.
6. Supervise, together with the architect whenever possible, work in progress holding meetings on site at which problems are raised and solved, and variations discussed and implemented. Submit monthly progress reports and photographs to you for your information.
7. Liaise with the architect and yourself during progress of the work to ensure that the builder has sufficient details of materials (i.e. wall and floor tile types, etc.) and drawings (i.e. showing design of doors), to enable him to purchase or manufacture such items.
8. Undertake with the builder valuations of work completed to enable him to apply for interim payments.
9. When the work is completed prepare a "snag" list for the builder's attention and ensure that all defects are correctly rectified.
10. Check and agree the final account with the builder and ensure that the necessary paperwork is completed prior to the issue of the final certificate for the architect.
11. During a period of three months following practical completion of the project, we will continue to oversee the work to ensure that no problems occur due to faulty workmanship or materials used.
12. Logically, all this will entail a great deal of work and will require the patient cooperation, of yourself, the architect, the builder and others to ensure that the work is undertaken to your satisfaction. Fees will be 5 percent (excluding VAT) of the total building work undertaken.
Property revamping
Over the past years, Mallorca Luxury has noticed that clients doubted at the time of purchasing a property in need of some refurbishing or decoration due to the possible difficulty this may cause when living abroad. For this reason, Mallorca Luxury also offer a service of property revamping: coordination and surveillance of professional works of reconstruction, refurbishing (plumbing, electrical installations, stone work, carpentry, floors, bathrooms, etc.), interior design and decoration including taking you to various furniture and accessory shops around the island. The companies fees are based on adding a five percent (VAT not included) to invoices produced by pertinent professionals.
