Edenarc: Skiing in the French Alps
We take a look at a resort in the French Alps which offers skiing in winter and golf in summer
In the heart of Paradiski, Edenarc1800 is strategically positioned at the crossroads of Europe’s most stunning ski resorts. The renowned Vanoise Express cable car, which links the two striking resorts of Les Arcs and La Plagne, serves its 425km-long slopes effortlessly. Designed by Charlotte Perriand, Edenarc1800 is presently the only place in the Alps that allows ski-in and ski-out in winter and tenders an 18-hole golf course in summer. The leisure area covers 771m² and offers an in and outdoor swimming pool, a hammam, Jacuzzi, steam room and a gym area.
The Edenarc1800 residences range from two to five bedrooms, are modern, spacious and provide a combination of wood, stone and picture windows from which to take in the fabulous panoramic views. The top floors have open fire places, high ceilings and huge windows which allow plenty of daylight into all apartments. North-facing residences have a direct view over the breathtaking vista of Mont-Blanc. The apartment comes with a parking space below the residence, a cellar and a ski locker.
Status of progress
The resort is an expanding project. The first phase of the development with its 63 astonishing apartments and the leisure centre will be completed in December 2011. The second stage, which launched in autumn 2011, will be completed by December 2012. The opening of a further 119 apartments is scheduled for the end of 2014, and once all work is completed, the complex will comprise a total of 300 apartments, a four-star hotel, an 800m² aqua-relaxation area and parking for up to 300 vehicles.
It is extremely easy to reach Edenarc through one of the many regular flights to Geneva, Lyon or Chambery airport. Edenarc 1800 constitutes a tremendous investment opportunity as it is classed a four-star tourism residence, and particularly as investors can benefit from this tax-free regime, get rental revenue, and claim the VAT.
The developers
In 2004 Compagnie des Alpes decided to sign a land acquisition protocol with Canadian resort developer Intrawest. The group sold the project to Sotarbat after a couple of years, and they chose to restore the building complex without fundamentally transforming the layout plan of the development. The Sotarbat 360 development joined forces with two additional lead players in real estate, Odalys Vacances, and Sotheby’s International Realty, to give life to Edenarc1800.
Not only has this created one of the most stunning resorts in the area, the partnership has also helped in the creation of various jobs essential to high-end real estate. This was primarily because the project required expertise in master planning, property development, integration and business services, real estate development, construction and close association with the operators of tourist residences.
The resort will specifically be managed by Odalys Vacances. It was founded in 1999, and has become a market leader in the holiday rental business over 13 successful years, while experiencing a high rate of continued development.
Odalys Vacances manages 280 residences with over 105,000 beds throughout various countries including France, Spain, Italy and Croatia and gets support from Groupe Financière Duval, which holds a 75 percent stake in the group.
Sotarbat 360
Sotarbat 360 was inspired by two men passionate about real estate in the mountains; Italian manufacturer Luigi Iogna and Quebec architect Robert Jérôme. Both are highly renowned for their international expertise and their previous projects. Iogna is particularly prominent for the Tarentaise projects and Jérôme for establishing Intrawest Europe and developing the tourist village Arc 1950. Intrawest made project Arc 1950 an Alpine resort of note and a model in the tourism industry within Europe.
